Strata Capex Scheme

From 1 April 2026

Under section 80 of the Strata Schemes Management Act 2015 and clause 17I of the Strata Schemes Management Regulation 2016, new and reviewed 10-Year Capital Works Fund Plans in NSW must use the prescribed standard form.

Common property asset identification

‍ • Common property asset identification

‍ ‍ • Condition and service-life assessment

• 10-year expenditure forecasting

‍ ‍• Prioritised maintenance planning

‍ ‍ • Clearer budgeting and levy decisions

Our Philosophy

Good strata planning starts with understanding the building, not just filling out a spreadsheet.

From 1 April 2026, NSW strata schemes preparing or revising a 10-year capital works fund plan must use the prescribed standard form. These plans are intended to identify and budget for the repair, maintenance and replacement of major common property items over the next 10 years.

Ironbridge Engineering helps owners corporations, strata committees and strata managers turn this requirement into a practical building strategy. We combine engineering inspection, defect diagnosis and capital works forecasting to identify what needs attention, when it should be addressed, and what should realistically be allowed for in the capital works fund.

The result is a clear, engineering-led 10-year plan that supports better maintenance decisions, more informed levy planning and long-term value for owners.

Why this matters

A capital works plan that does not reflect the real condition of the building can leave an owners corporation exposed to unexpected special levies, reactive repairs, water ingress, resident disruption and escalating remedial costs.

Ironbridge brings together remedial, facade, structural, heritage and access engineering expertise to help strata schemes understand their buildings properly and plan with confidence.

We focus on the issues that are often underestimated in generic capital works forecasts: facade deterioration, waterproofing failure, balcony defects, concrete corrosion, roof and drainage risk, difficult access and the true cost of staged remediation.
